I will just only get reimbursed for 2 weeks, the rest is just housing cost for me, since I still get BAH and don't have a house.On the marketing side, if your numbers work out that that Gov Rate is a workable cashflow for you, I would include something in you post / description that "We will match Per Diem Rate" or something to that effect, even if your advertised normal rate is higher.

@Eduardo GonzalezGet them clean, take great photos, write a detailed description of the property and lease terms for the listing, price comparable properties on Zillow, pick the median price, not the max, if you price it too high you will get unqualified applicants, then list it on Zillow Rental Manager. 

Very popular for STRs, and good for winter guests as well.Personally, I have never met a piece of wicker or rattan I didn't like, but it can make a place look dated (like the mirrors). 

I cannot tell you how many wannabe players talk and talk yet never come to the plate, just that I've met a huge number of them in my time in real estate.Hard and fast metrics are easy ways to look at your property, but the truth is that you have to completely understand what they represent if you're going to make valuable decisions based on them.
