Estimated 45 day rehab What made you interested in investing in this type of deal?

This is my first deal underwriting with some help from a friend in the BP community, he has more underwriting experience then I have but I am a beginner. 

We are preparing to go after some BRRRR deals in 2025.

The thing to understand about being an agent, that took me a little while to figure out, it’s a marketing gig, your actual skills as an agent are mostly irrelevant, most buyers won’t understand or care if they got a good deal or a bad one within reason.

its easy for me to get property under contract however im having trouble unloading it most of the time I do land deals and try to find developers which is normally easier than trying to unload the house is there like a trick to building your buyers list do I create a funnel

@Franck Armand, as noted by others, unfortunately, you'll have a tough time sourcing on-market cash flow deals in those respective areas unless you intend to put down a significant amount of capital.

They plan to bring in their own team, which means the current property manager will be out of a job once the deal officially closes.

So, if I have not done any deals, the education is a start-up expense, right?
