I would be curious to know from people who own multiple properties, have a solid day job w the W2 how to get the next deal under wraps, when you just got one. I'd like to replicate the current cashflow i got w a 2 fam...

You just have to make sure you have a termite inspection done and prepare for some damage that needs to be repaired.

Also, all the studying and preparing for deals and I still am VERY confused about closing costs.

@Dillon McGough i spent the last couple of days cold coming, it take preparation and practice while you will have people been rude on the phone or just unfriendly.But also some that willing to consider selling, if you get them at the right time then BINGO.

That's where an experienced partner or a creative strategy helps.

Areas I'm most interested in are creative financing options (I don't have much cash on hand, especially now), commercial property types, and some of the market trends folks near me are noticing.Thank you very much!

Either way- If the properties are already sold and gone there's a little more limitation on what can be done strategically- but I always recommend getting a second opinion especially if you feel like your CA isn't creative when it comes to real estate. 

In my experience as an agent, and also an investor, only about 5% of the agents are creative, resourceful and determined to find their investor clients solid performing deals. 

The creativity, the relationships, and of course the path to financial freedom have opened my eyes to exactly what I want to do post Army.
