I agree with Aleksandrs Vilumsons It's always best to consult with an attorney and CPA to make sure you are choosing the right entity for your particular situation.

It's located in a gated community, with a golf course called Plantation Country Club.....the realtor I have it with also lives in the community and tells me she doesn't know anyone that does financing for mobile homes.

During the sale, she agreed to a lease.The thing is she's a smoker and I'll ask the people downstairs not to smoke inside.The lease agreement as not yet been signed.Current state of mind : I'll be asking her not to smoke inside.Have you ever lived a similar situation?

In short, I agree that you should include a target price.

After I got home, the tenant called and apologized and agreed to leave the apartment rather than have me file a police report.

I agree with a couple of things already mentioned: DIY or hire someone to do regular perimeter spray in each unit quarterly.

I have offered him a split on any property I get in return for his expertise and mentorship and he has agreed.

I very much agree; SFR and multifamily require a different set of knowledge and expertise.  

Wait until he's late on rent and then ask him if he will agree to move out.
