I strongly suggest you focus on solving granular problems at the consumer level and develop your expert chops working tax defaulted and pre-probates.

Taking action is great and all but you absolutely can not rely on others when it comes to this part specifically.I know it is not the answer you were looking for but I hope it helps you in the long run.

If PITI is $3900 and rent is $4300, the PM fees all inclusive alone will consume your expense allocation.  

I would recommend using a performance metric such as ROI to determine what the best course of action is for you.
