The truth is the only person they can sue is the LLC that hired them which was the bare ground LLC if everything is set up and done correctly, and that is the purpose.As far as taxes go LLC functions as a pass-through and you would get a K-1 that would show earnings on your 1040 so the IRS is still going to look at the members as those receiving any compensation from LLC#1 and LLC#2 so it should not matter. 

You may find that you run at a slight cashflow loss each month, or you may find that functionally your vacancy is closer to 4%. 

Perhaps you could help with this, have you been able to create functions or macro's on your sheet that can pull information from the internet and autopopulate the sheet?  

Manufactured home isn't in the best shape , was built in 1993, but has some good bones (kitchen is functional etc).

I’m very familiar with the search function and have exhausted the majority of options previously written about so I’m trying to get creative.

Flippers now need to pay attention to the fact that adults will be spending more time at home than usual so will need more functional workspaces.

For the gap, have it right next to the stove and leave it large enough to be functional (8 inches or so). 

The irony is (in my experience) that small landlords provide some of the best (clean, safe & functional) market rate or slightly below in the vast majority of cities. 

The typical functions that need accounted for are: acquisitions, capital (both equity and debt) and execution (asset management/property management).
