It requires a lot of the same skills that you need to be an agent (prospecting, great communication, etc) I only had $1,500 to my name when I did my first deal and made $24,000.Once you start making more money then you can save a good amount to fix your credit & purchase your own home.Hope that helps!

Would this 4th partner who brings the $150k be an equity or debt partner?

I would love to be an agent but my background wont let me.. and im no where near the men i was when she met me.. i was working in west texas making 24hr and 100 per diem and didnt have no worries.. the happiest i ever been with myself.. also i mothers health was alot better then to.

Would not be an issue counting the rental income.

Would love to meet some investors in my area and grab some coffee or food sometime! 

Of course, there will come a time during the process in which it might come up and at that time you can take the time to explain the situation to the seller, but hopefully you have already built up enough rapport with the seller and the deal is already approaching the finish line, so it won't be an issue.
