Hello so I am currently working on a deal for purchasing a commercial/residential property and the seller is willing to do a seller financing agreement with good terms.

If the lender defaults, will the fact that I purchased the loan as an individual with no licenses compromise my capability to collect/foreclose? 

Purchased for $155,000 complete flip put almost $70,000 in it. 

It also allows to finance the rehab cost into the purchase price.  

I'll be doing this under an LLC and I'm not sure if my personal debt to income ratio will affect the purchase or if the LLC is considered to have its own debt to income ratio.

Hello, I’m going to be purchasing my first owner finance deal this year in San Antonio.

The loan officer says the refinanced amount would be 75% of the purchase price and not the new appraised value after rehab.In this case, is it a bad idea to transfer ownership of the duplex into my family member's name and then purchase the duplex back but this time financed?
