Nothing freshens up a place cheaper than a fresh coat of paint on the walls, and IMO nothing turns off a potential buyer quicker than bad smells.

I paid $58k for one recently that was wholesaled to me and needed nothing but I wouldn't go much higher than that because I can buy them much cheaper and fix them myself.

Not looking to invest for another few years (get my degree build my credit and savings etc) but after I get my degree I was planning on moving to south Florida, obviously northern Florida has much cheaper real estate prices so I'd rather invest northern.
