.$200 is still cheaper than the 7% comm rate but the software won't answer calls about plumbing issues at 2AM...Any feedback about this software functionality?

It looks like a good deal but my question is if other properties are selling for 150k then why are they selling for cheaper.

Nothing freshens up a place cheaper than a fresh coat of paint on the walls, and IMO nothing turns off a potential buyer quicker than bad smells.

I paid $58k for one recently that was wholesaled to me and needed nothing but I wouldn't go much higher than that because I can buy them much cheaper and fix them myself.

Might be cheaper to rip out and reinstall depending on condition.   

Not looking to invest for another few years (get my degree build my credit and savings etc) but after I get my degree I was planning on moving to south Florida, obviously northern Florida has much cheaper real estate prices so I'd rather invest northern.

It might be cheaper to vinyl side the house then to have the house scraped and painted.

Even so, there is ALWAYS a way to do it cheaper/better.  

If that is the case, why not wait it out for a few years and buy when these properties are cheaper?

Faster and cheaper.
