As @Tim Schroeder mentioned HVAC but also appliances can be a challenge - hence I when I buy a property if anything is within a few years of failing, it gets ripped out and replaced.

This doesn't even count the lost income while the home sits empty during your renovations.With all due respect, this is just one example of how things could (and likely will) go bad and you don't have the knowledge or experience necessary to handle owner financing.

I do have large commercial REIT's etc. where they handle everything and you just find them the property and I do search for them from time to time.
