So with that being said i would like to go on a Private lending campaign.

Even if your agent pays for no advertising this is going to get your listing out to the public better than any advertising campaign can anyway.

You offering to front a lot of the money for a direct mail campaign would be a huge draw for an agent.

Because you are starting with limited capital I suggest that you use your time and energy to find these sellers, instead of spending money on direct mail or other costly advertising campaigns.

One catch I see is that upon resale a seller is restricted as to how much they can sell their home for.

I can't look for a "fixer-upper" to put some sweat equity in to it because from what I've read the VA restrictions are pretty harsh (it basically has to be move in ready).
