Hi,I have a 4 unit rental building in St.Louis, Mo.

Is it as simple as: "most houses in the area sell/appraise for X, figure out how to build a house for X-20%" and there's your 20% immediate equity in a new build? 

Can anyone recommend a design build company that would handle any zoning needs with the city, as well as complete the construction and leave it rent-ready for me? 

It has  a beautiful view and couple blocks from boat house.
