If it doesn't improve then I'm outta here :)Seriously though there is actually a geographic demographic consideration that has been a major influencer of the character of each coast over the last 70 years.There are two main migratory paths that come into Florida - I-95 on the east and I-75 on the west. 

I'm also not factoring in the idea that if we both have $5K in our checking accounts, for example, mine goes straight on my principal which gives me a boost / head start and yours is in your checking account waiting to pay bills.

National averages mean little to nothing at all.The nationwide is actually mimicking west coast / east coast as price there is heavily influencing the index.actyally in 2023 we saw more market hitting all new high , compare to 2022 , which is strange phenomenon. 

We plan to execute two STR purchases in 2022 for the cash flow boost and continue buying LTRs for slow but steady income and portfolio growth since we still want a diverse portfolio.

Hi Dahsiem,I am also a newly licensed agent based in Tampa and some good places I found where to start are: your sphere of influence (I got a few contacts from people I know), checking out local networking events (via sites like MeetUp and EventBrite and of course here on BP), and looking for cash buyers via the county tax assessor website. 

These factors strongly influence whether its a good deal or not.
