@JJ Ono , The best bet is to look up all of the banks in that area and call them.

Sending a letter is probably your best bet.

It will still be a stretch to try to pull it off, but if you are determined to try to start now, your best bet is close family or friends.

Also is a home owner with a lien able to sell to a buyer anytime before the property would bet set to be auctioned??

Check your policy - I bet you will find that workers you hire are excluded from coverage; that is why workers comp insurance coverage exists.  

On the second example -- I'd bet you might be surprised -- that one looks pretty typical, and many like it had a front room the full width, but then the back of the house was split up with joists spanning in more than one direction, and therefore several bearing walls. 

I have a friend who is a professional fence builder/installer and he says if you build/install wood gates wider than 4', make sure to use extra (as in more than 2) heavy duty hinges as wood gates are heavy and over time can start to sag from the weight.
