In brief, I have a rented condo that was damaged due to an upstairs unit leaving their bathroom water on.

Removed all tenants, added 2 bedrooms and a bathroom overall, redid kitchens / baths / flooring, all on a 0% apr credit card.Rented out to a new group of students for $4500 for the entire building, refinanced at a new higher appraised value.

(see below)Above tenants have destroyed our bathrooms due to constant nasty toilet water damages.. and constant noise violations have caused my family to suffer from sleep deprivation.

Looking at $5-10k to gut bathroom and fix some flooring in the kitchen.

The first two are very much a day job, whereas buy and hold is a mostly passive investment.When you do BRRRR, you're essentially doing fix and flip, you just keep it instead of selling it.Another question for you is "how involved do you want to be on a day to day basis? 

Rehab includes: bathroom demo and rebuild, flooring, paint, and appliances.

Looking for a contractor that can replace bathroom subfloor ASAP.

The space has 12 foot ceilings, has a kitchenette and a bathroom without a shower.

Electrician: Add baseboard heat to 2 bedrooms, wire electric W/D hookups, wire 3 bathroom vent fans3.
