Trim all trees away from the home and in the back yard. 2nd cut once job is done for photos. 2- Paint exterior walls, trim, shutters, doors 3- replace all broken window panes and ensure all windows open4- replace front door and frame paint to match house 5- install all missing shutters.

These are things like how late the pool stays open, whether diapered children are allowed in the pool, the amount of a fine for leaving pet waste on the ground, the due date of HOA dues, the number of days needed to cure a violations and other things like that.

You could also do something like find a SFR, build an ADU in the backyard / convert the garage, and live in the ADU while renting out the main house.Lots of options.
