(local area puts these more appropriately at $725-$750/apartment as-is)* 2 brick buildings built in 1970, separated utilities, W/D hookups, central heat/air, no major upcoming CAP EX other than minor parking lot repairs* Expenses around $8k per year for trash, landscape, snow removal*Taxes currently $4300, will raise to $13000/year after purchase* Insurance $3,200/year* 10% assumed maintenance/Cap ex @ $810/mo*10% property management * 5% assumed vacancy @ $405/mo (growth region w/ high demand actually averages around 2-3%)With my financing that I think I'll get (20% down for 30 years at 6.25%) here's my calcs:*Current rents = 20% COC return, with $1700/mo cash flow*$725/unit rents = 25% COC return, with $2,140/mo cash flowThoughts? 

@Ram V.I just replaced my furnace with a high efficiency and central air unit and a new coil.  

It's also in our lease that the tenant changes the air filters, but we also use it as a way to keep owners updated on the condition of the house. 

You cant stop that any more than you can stop them from breathing air.

This was a house-hack for us so that I could build my new territory (medical sales) and take some of the pressure off by hopefully not having a mortgage to worry about.

I know the city of Arlington was trying to outlaw Air BnB's. 

I do that to keep my house smelling fresh and just forgot they were there. . . and a $75 charge because my air filter was dirty.While they are keeping both the $725 deposit and the $500 pet fee and still charging me almost $2,932.My original lease stated that I will have to keep paying rent until it is rented again, or until the agreed move out date, whichever is first, and that I will forfeit my deposit. 

Is there a different rule of thumb for Air BNB to cash flow?
