We are in upstate New York, and I hear all the time how I should never get into being a landlord in New York.

In my experience it's been very difficult to invest in the New York area.  

I know it won’t be much for the New York city market but I’ll invest out of state and grow from there.

That said, there are just some markets such as: New York City, Boston, a few cities in California and a few other states, where prices are unusually high comparatively that (market rate) rental income from a rental property is just insufficient hence resulting in negative net cash flow.

In March, I ended up signing with the New York Mets and was on my way to Spring Training in April.

Raise security deposit by $500 over the rent to partially pay for urine/feces/vomit restoration.
