A short note of my background: I started a single family rental business in Portland OR in 2009, have done 2-times of 1031 exchange, and currently owning a property in Washington county. 

It's 2980 square feet total Victorian home 1984 built. updated exterior Windows. my question is how to get this deal, or suggestions on options. 

It's a small 800 square feet home in a 7,200 square feet size lot.

It's about 100 square feet including the entranceway, 6 steps and a landing. i have pictures but dont see an option to post it on here...Anyway, under the carpet there was a ridiculous amount of yellow glue, as if that carpet alone was holding the entire house together.

We both know a round peg doesn't fit in a square hole : )Btw, I hope this conversation isn't construed as being contentious!  

We are going to meet our seller today and I need some questions to ask BUT...This is a FIRE HOUSE PROPERTY so asking about square footage, HVAC, etc. 

Looking around River west, west loop, lincoln park, gold coast, possibly logan square/wicker park.If anyone has any experience with Chicago and Airbnb please let me know. 

I usually charge between 300-400 per square of roofing for a tear off.

In WA, State I've found a 30 year AM 10 year term with .75 pts no prepay at 4.99% so not bad when I cant do conventional I can switch over.What I like about the portfolio money is that guidelines are based more off DCR or debt coverage ratio rather than comparable sales which present certain benefits depends on the rent to value ratio in your particular area.

I like the idea of it, because it's only 1.5 Hours to Washington D.C. etc and would love to build either a cabin, or something low maintenance like a Tiny House to rent out and/or enjoy for myself.
