What questions to ask a seller??

Hi, BP!

 We are going to meet our seller today and I need some questions to ask BUT...

This is a FIRE HOUSE PROPERTY so asking about square footage, HVAC, etc.  Are already known. That's why I am having trouble coming up with questions..

Just need questions that will make the seller feel comfortable and willing to trust us with their property.
