It seems that Germany will be going through a recession with the Ukraine-Russian war due to Germany's imports-exports to the region.

We manage properties all over the Albany region and any tenant right now in NYS just needs to apply for ERAP (yes, still) and they are untouchable for 6-12 mos, so if you buy it just budget for that worst case scenario.  

We find that local banks, credit unions and regional lenders will often be willing to lend on your smaller properties.  

What would you if you had $60k/$100k/$150k and:1. needed to invest hands-off (personally could not manage/could not renovate)2. preferred short-term rentals (you would like to visit in the summer understanding summer is a popular rental time in some regions); long term is fine though 3. did not care too much about locationIf your advice differs (e.g., markets, property type, etc.) for each dollar amount, please share.

Even the smaller regional banks dont pay that close attention to their loans approaching maturity.  

It can depend on your region or just the general terms used by that group of investors. 

Purchase price: $19,800,000 Cash invested: $5,202,000 Retail complex with regional grocery store as flagship tenant.

Chicago Title and Ohio Real Title are the two biggest in the region.
