Not really stated clearly in states' laws that I've read.As far as insurance goes, I would think (not sure) that a service dog would be exempt from breed restrictions as they perform a vital function for the disabled tenant and are not actually considered a pet.

I have to get back to them.If I reject them due to the dog and we change our criteria to allow pets down the road if it is not renting do we need to go back to these candidates to reject them again for money reasons?

In Ontario, the Real Estate and Business Brokers Act prohibits, what they call, Bird Dogging.

I didn't buy some dogs that I might have otherwise bought, and regretted.

I didn't know what bird dogging was until I started on BP.

Also make sure you know if there are any breed restrictions for dogs on the house.

Some have used Angies list and the same thing, but you have to challenge angies list contractors to give you "investor" pricing, plus you have to know what price an investor should pay for each rehab task...I've taken Pet Youngs rehabber training, he's a local trainer who some times speaks at GA REIA and North Metro REIA and his trainings have given pricing you should be looking to get from your contractors.
