Either way, if you want to scale, you can't be spending hours reviewing camera footage or scanning reports of a handful of properties.

Although, I question whether or not you'll be able to make heads or tails out of it anyway lol.But, bottom line is, you could argue that if the max square footage needed for 2 people in an aged person homes is 60 square feet per person, and you have 100 square feet per person, that it should be reasonable to deduct that you're in compliance.Whew.

My thought is to go ahead and finish it out the garage as a full conversion with a half bath so we can add to our total square footage and room/bath count.  

Do you find that you have to offer cheaper rent to get them rented if next to other other 2 story homes  of similar  square footage ? 

This can include a home office, and if you qualify for a home office, you can deduct that percentage of the square footage of your home for the utilities, security systems, internet, cleaning, all kinds of stuff. 

(SFH vs condo, 1 BR vs 3 BR, sq footage, age, HOAs, etc?)

As a contractor we are able to envision adding square footage to the property to add increased value with more square footage and many upgrades.

@Mike Nuss do you have anything written about how that 45 day amendment would work, or can point to where in the video footage they explained what you said?
