I want them to want mine because I have nicer cabinets, counters, lighting, etc. compared to the others even if everything else is relatively the same.

I am not sure how easily the existing tenants in the 3 bedroom unit would be to replace to do some light renovations and up the rents but I will play that one by ear and research possibly strategies.

He said that his neighbor in our rental has been crushing aluminum cans at 2 o’clock in the morning, the neighbor has a back porch light that shines directly into our tenants’ bedroom, the neighbor further cut down some of the branches from some of the trees our tenant’s yard without asking.

I want to shed some additional light on "alternative financing" on rental properties, typically called "DSCR Investor Loans" so that this community understands this type of loan in depth: 1) Similar leverage is available (subject to FICO score) on a DSCR loans as Conventional loans on rentals. 80% of Purchase, 80% LTV for Rate/Term Refi, 75% LTV for Cash out.

@Jim Sestito  I'm not sure if MA has anything similar to Vermont, but there is probably some program you can find that provides incentives for making homes more energy efficient (one in VT is literally called Efficiency Vermont, they do free energy audits, provide light bulbs, and low flow water taps, etc -- they also provide incentives when you switch to more efficient heating, like gas, or help pay for it somehow).

have the rooms well vented and take breaks to get fresh air and water...... many times I feel light headed afterwords .good luck
