Any suggestions on how to specifically identify multifamily property in a specific area code?

🙄Hopefully I can identify when I get in tomorrow. 

My background is in wholesaling so either my company (or a JV Partner company) would be securing properties that the clients have identified as the right type of property for them.

We put in an offer on some church owned property off of State St in Salem (Marion County)  it was split zoned  (RM and Single family)  - It took 2.5 years to allow us to do Multi family (despite a huge need identified by the county)   We had to peel off 10 lots (That means build them @ $50K in cost)  around the exterior.  

My wife and I have identified our goal, $70,000 in passive income in 10 years time.

You might want to identify the area that you want to buy with a pp of 40-60k, because its not going to be within a half hour of raleigh.

If you go that route you can upload it into zillow and identify where you need tenants to e-sign.
