There really isn't enough information here for someone to give you a proper answer.What you need to do is calculate those tax savings over the next 5-7 years (or however long you plan to stay in the house) vs. what the interest rate reduction will save you over that time period.

I have to expect we're in for a correction sooner or later given how long it's had a bull run (other than covid and the brief really shallow "recession" we had in 2022).But its returns will almost certainly be better than 6.5% over the long haul.

You don't realize there was/is an issue until someone is living in it and using everything all the time. 

You do not need a QI as in a 1031 exchange. 

We just acquired a duplex that (at closing) was supposed to need about $4K in mold remediation.
