Yes, there are some investors that have made their C-/D properties profitable investments; however, it takes a specialized investor, along with a management company (usually their own) that understands how to deal with these properties and the tenants that live there.

There is more management and repairs on older homes in C/D neighborhoods,  but I have been involved in multi million dollar commercial turn around projects and the tenants that should be completely hands off and just pay like clockwork were as much work as my ghetto stuff.

Unpopular opinion, but about 25% of my tenants in C/D actually pay early. 50% pay within the grace period and 25% pay by mid-month.
