I have an opportunity to raise capital with a private individual at a flat interest-only rate as a way to reduce interest charges and eliminate origination and service fees.

This is where I grew up and my family is located.

There are probably many posts that contain similar information to this one, but I thought it would be of value to future and existing investors who are starting their journey.We recently completed rehabbing a duplex we bought for $93k and rehabbed for $75k (in retrospect, we could've negotiated a lower price 🤷‍♂️ - discussion for a different post), hitting an ARV of $190k when our target ARV was $170k.Two things that stood out for me that helped us secure a higher ARV that anyone can use in their next BRRRR were:1) Fix the property to be in the top 75th percentile -> To improve our success rate, we consulted with both our agent and our PMC on what kind of materials and finishes the best properties (highest ARV Comps and Rent Rates) had in the area.

For the record, I receive ZERO compensation for making this referral!

Any preferred vendors for this and recommendations on the best way to set this up? 

I signed a one-year note, starting at 18% interest and accelerating to 20% in the second year in the event of non-payment, which technically the note is now in default.

@Leland S.This is going to be very costly and the issue it is not resolving is vibratory noiseHaving built many building there is sound and vibration transmission - you can dampen the sound (again costly) but if it’s hardwood floors or a kid above it’s not going to stop the pounding / jumping .Is this a real issue brought by the tenant?
