All they are interested is in EVIDENCE!!!!!!

My experience with both of these companies is while they don't present empirical evidence of the rent values , they both have excessive resources and when comparing the rent values they present to the properties already in my portfolio they are pretty accurate. 

You just need evidence in writing that shows what your agreement is.

Any carpet cleaning company should have UV lighting systems that will show urine staid for photographic evidence.  

I don't see any evidence of mold in that picture.

Breaks something then claims it was broken before with no evidence, when it turns out she tried to replace it and couldn't figure out how to get it back together and wants me to pay for it because "she can't afford it". 

Put out traps for cockroaches, of which there were none before they moved in, and we saw no evidence of when putting out traps. 

If you can find that, I think coupled with your video evidence (although it probably wouldn't be admissible in court) could help you get them out quickly.

You might need evidence the tenant was aware of the leak or should have been aware of it.The next step would be your lease: what does it call for with regard to reporting maintenance issues? 

So I'll ask for several months bank statements with the deposit amounts evident.
