Hello Team,After 6 months of analysis and back and forth, I had good success in Ocala, FL an KC-MO, but I have my first deal closed in Huntsville(more later on deals analysis).

My question wasn’t owning vs co-hosting vs arbitrage.

I am very new in investing and am confused on whether I need to use a 1031 exchange here:I currently own a condo that my mother lives in rent free.

My question is, What are my options?

More so I want co-signers who are not members of my family.

I’m here to learn and start my REI journey while hopefully meeting some like minded people along the way. 

@Pradeep RoyI'd prefer LVP, but that certainly wouldn't be an issue for me if my overall numbers/returns on the deal met my criteria.

I bought it sight unseen as I viewed it as a small development project, did my due diligence up front and didn’t really care about the state of the house.There were 5 offers on the property to which I ended up knowing a few of the other bidders.
