Hi everyone, I am looking at getting into the section 8 rental market as a foreign investor, what are the "best" states to invest in, in terms of cash flow and actually working with the city to cooperate and pass inspections.Is there anyone on here who could point me into the right direction of anyone that has done this, or the best way to go about doing this?

I have been considering joining AAGLA and know they have lease forms and other forms, but it is $199/yr.In the next couple months, I am looking to get a standard CA NAA lease written up with RUBS for water and sewer billing and a requirement for the tenants to carry their own renters insurance policies with $100K or so (if there are recommendations around this please let me know) liability limits.Does the community here have any advice on how best to do this and where I could get a lease form that does the trick?

They rather burn the house to the ground than sell it.I do agree that the data would imply an increase in motivation, but not by much (at all).To really understand this understand the definition a motivated seller.A motivated seller is not someone who becomes willing to sell their house!

Over the years, I have 1) invested heavily in education (underwriting, financing, market analysis, asset management, identifying macro/micro trends per market, etc), and 2) developed strong relationships with a network of accredited investors who are interested in diversifying and jumping into the multifamily space.
