On the flip side if PM claims the deposit as the lease fee it will be more difficult to scam you because both 1st month and deposit needs to be entered in system so if the 1st month rent is missing it will be auto balance owing.. 

@Caleb Heimsoth thanks for the shout out :) I've been working with a few people for the past 18 months and the idea of a house hack "" in a reasonable area inside the beltline or even in Apex or Cary is laughable to me. ex: a 1.5 million dollar duplex near Cameron Village that supposedly rents for 2500 each side, 400k duplexes in Apex that rent for 1150 each side, etc.

One resident was slightly late for a few months as they temporarily lost their auto repair job,  but were rehired and caught up.There are definitely some freeloaders/opportunists out there,  but they are a small minority  (low single digits percentage if not sub 1%) - no comfort if you happen to have one of them -  but odds are fairly low.   

You want them to set up a daily auto-email for you that has the type of property (SF or MF of COM), the price range, and the towns you are interested in so that you see all new listings or back on market options.

I’m curious if there are any recommendations on agents that may be able to set up auto MLS emails for multi families to help me get a bit more familiar with the markets.

All of the amenities, etc. for owners (waterpark, pools, parks, bike trails, tubing hill, rock climbing walls), plus The Village at Sunriver (restaurants, coffee shops, breweries, ice cream/candy, quaint shops , kids entertainment areas, and recreation rentals, are all geared towards STR guests. 

The bill has been auto-paid for years, I'll have to get into the PG&E online references and see what he was paying previously.Jon Holdman: Thank you for the cue regarding rentometer.com !
