I would also request their crime stats and break-in occurances of all properties in their care for the last couple years, at least, to check for patterns.  

I have been looking steadily the last couple weeks and haven't found anything on market that makes sense given the current interest rate environment. 

Once there, it is up to you to provide a great experience and have your home stand out against the many thousands of others. 2-5 bedroom units make up a little more than 40% of the inventory, while the 8-9 beds are around 12% (last I looked), so much less competition as far as units go with larger homes.

I started using VRBO in addtion to Airbnb last year and I think it definitely helps! 

Just elaborate and explain that you know it's hard out there and for the last 6yrs you've tried your best to keep the rents the same but at this point you can longer justify keeping the current rent price.
