I had to venture into an equipment rental place in da hood.All the guys there are doing rehabs for $$$$ or working for someone who was.I had to park a block away because of all the nice new trucks & Escalades in the lot loading up with equipt into nice covered trailers.

I just remembered this post I saved a while back, seems there is a joint venture exception to the CA usury law established by case law: http://california-attorney-business-law-blog.blogspot.com/2012/04/joint-venture-exception-to-californias.htmlLot's of prerequisites to establish the JV exception, doesn't seem like a very good path to take.I don't think a note secured by a deed of trust necessarily implies lending.
