Not being any sort of expert...and in fact being a NOOB, I say do it if you can get a deal on price (and the fixer-upper still works out to a deal after it's all fixed), if you do not need property management, and if you can genuinely make the cashflow math work with current rent rates.

I was thinking of buying fixer uppers and fixing them up to rent to handicap people.Lower counter tops, wheelchair ramps, wheelchair accessible showers ect...A friend of mine mentioned it and I though it might be a good idea.

They don't last long if you ever even see them hit the MLS.Consider buying one of those older homes on a FHA loan with low downpayment or even a 203k to help with repairs if its a fixer upper.
