If you're only putting in some basic cosmetic upgrades, and leaving older plumbing and mechanicals otherwise, and asking a low price for the location hoping for a quick sale, then you can likely get away with leaving it.I believe that most buyers in the Girard Estates area of Philly (higher priced homes) are going to be looking for a final product that has updated wiring.

In west passyunk, they're also doing major infrastructure upgrades currently (gas lines, water/sewer etc) and when they're done with that.. paving the roads and re-doing the sidewalks (this was confirmed by workers last week when they were in front of my property). 

I've had tools and several renovations broken into when vacant.

But laminate is considered an upgrade so it looks ok if one of the rooms has laminate and the others have carpet.

Any plumbing or electrical upgrades?

If the tenant has been in there in there for 10 yrs, its time for an upgrade.

Most of these va tiles I have worked with are only dangerous if broken, sanded, abraided, or excessively punctured.

For a little context, the property already had quite a new upgrades when I purchased it.

We've upgraded all the furnaces to direct vent, so the story begins with the chimneys venting only two water heaters.At property 1, the two gas water heaters didn't need replacement but we opted to replace them with direct vent models anyway, so we could take down the chimney.
