Each deal is unique, and some people may beat the averages, but those generally have some kind of edge (experience, local market insight, etc.) that I don't see in the context of this post. 

We have a lot of neat stuff to decorate and make it unique, just wanted to reach out and ask before I put too much in and set ourselves up to have an issue.

And I know in most situations you would want the LLC to be on the mortgage for protection purposes of the asset in lieu of being personally liable but given our unique situation of how we each contributed money to the LLC, it'd be nice to have the LLC's cash to pay for the mortgage up front until we get the property paying for itself.

The house, itself, is very unique and appealing on the outside, but does need some work. 

I would also look for attractions, amenities, or uniqueness within the area you are searching in (Possibly historic area, strong employment growth, etc).
