We used both steel wool and replaced some trim with trex.  

I happen to be a fan of the BRRR method and it sounds like you could do that on the higher end. 

Make sure they are specific on what they are doing, especially on the "exterior cleaning OR painting," and the door work, is it the door and jamb or frame(trim)?

My firm also likes to experiment with different materials and construction techniques, green building methods, and inexpensive/alternative methods of construction, although most of this work is never built since our investor clients want to stick to tried-and-true methods (and we don't blame them for that).

Maybe a different color for the window trim.  

some carriers will charge additional premium to use different methods of replacement cost.  

I am crunching the numbers and need some help trying to determine what would be the costs associated with different financing methods :- HML+Long term refi : 2/3 points + 10/14% interest only payments, what closing cost to expect or what is a good estimate when closing with HML?

The marketplace has determined that it's a suitable method for pricing - otherwise, all PMs would be out of business.

That is only payment method I offered from day 1.
