I've played the job game to the point where I want to pull my [remaining] hair out.  

Trust then LLC, rather than moving a property directly onto LLC (assuming DOS clause not triggered).

I only been educating myself for the past month w books and the biggerpockets podcast, should I pull the trigger now or wait a little bit more and 2.

Even if it would be looked at as a new purchase that is not the trigger for a 1031.  

For other investors, I do consulting work to help others in the business make the most educated decisions possible before pulling the trigger on properties.

I'm not advocating to not learn as much as you can, but just pull the trigger and start doing it. 

Really only portfolio lenders will be okay with  you closing in an LLC.You can put the title in your LLC with the risk being it can trigger the due in full clause and the bank can call the entire loan due.I have never heard of a bank calling the loan due when the payments are being made every month.

(An obvious investor is someone whom you see more than once in the 30 day period with different legal descriptions)The cool thing about these buyers are, they pull the trigger!!

Make sure you don't have some hidden Capex before you pull the trigger.

That's awesome that you already have years of owning a duplex and SFR under your belt, it certainly makes pulling the trigger on the next deal easier!
