He also refuses to allow us our pre-close walkthrough which is written in the original contract that we were assigned, as the right of the final buyer to approve or disapprove of the sale.On my way home the manager of the wholesaler calls yelling and cursing at me, telling me I knew I was suppose to be pretending I was with some insurance company.

I might offer to waive his late fee once you receive his July payment, and you might also make that contingent upon him setting up some sort of automatic electronic payment system in order to make sure he doesn't have to worry about it again.Bottom line, he 100% still owes you July, and ASAP - but I wouldn't even make a point of calling him out on it, it should be such an obvious thing that you talk about it casually and matter-of-factly, and then go about it from the attitude of trying to protect his security so that it doesn't happen again for his sake.

Also many travel nurses use the AirBnB platform, so you may want to do the same research there for 30 day minimum stays.The next step, a bit more advance, is calling and talking with agencies/hospitals around platforms they post their Travel RN contracts.

I was also thinking for selling financing by paying off their financial issue as part of the down payment now, throw a little extra on top as cushion, call it $100k, and then monthly payments towards the purchase price, that will also go towards her downpayment, and then another lump sum 5-6 months later to go towards the rest of her down payment, since the likelihood of her finding a place and closing in 30-60 days is low.Does anyone else have any other creative ideas on how to either present seller financing to them and not have to find a lender, or a solution outside of conventional and DSCR to acquire the property?
