Or better yet, have an agent keep their eyes on the market while you and your husband focus on your nursing careers.If you're not able to find deals you're confident in on-market, I might consider finding a mentor who can teach you private lending.

Additionally, if you want to be a successful RE investor, it is your responsibility to learn how to assess properties--and that usually means viewing many properties with your own eyes (and, if you're inexperienced, paying a professional to view the properties with you to teach you how to spot potential problems).Good luck out there!

There are organizations like AAOA-google that will teach screening and PM, and you need to know local laws and HUD regulations.
