For medium term rentals, 90 days minimum isn't crazy for a travel nurse or young/corporate traveler like a consultant or someone staying in the city to be near family at one of the hospitals and need a longer term stay vs. a hotel.

We do this all the time for hotels for example.

They pay the same amount they would have paid for a small hotel room in Manhattan but they get a larger apartment with 2-3 bedrooms and 2-3 bathrooms and they are only 10 minutes away from Manhattan jungle.I don't know where your property is but I can recommend you to research about your area on airdna.com to see the seasonality and average rates for the comparable properties like yours.

Those were torn down years ago and replaced with hotels on post.  

I'd take a syndication over a REIT that specializes in movie theaters or hotels catering to business travelers for the long term, but there are individual REITS I'd take over pretty much every syndicator.  

It is  surrounded by lots of competitive high end flagship Motels and hotels. property was built 1985 but was Fully renovated 2 years ago. 

Many Motels/Hotels are conveyed with some if not all seller financing. 

I’ve heard of this being done especially with hotels/motels seeing decreased revenue during COVID.
