Also I am pretty picky because I like to do my own graphics but photoshop is on a computer that is no longer up and running and I won't be putting the money out for the suite any time soon.

I don't know if it covers this type of event, but if you are not careful you may have a fair housing suit on your hands.  

Example:  I saved 5k remodeling, but the roof is old and will need replacing sooner... 5k.Now, if your house is old enough, or too small to suit the neighborhood, it might be more cost effective to tear it down and start over.

We have tons of properties that may suit you well.

Therefore, the investments types that suit you are going to be determined by how much time and energy you can and want to put into them over the long term.

But prices have been going up all over the place and the market rents are not keeping up with the higher mortgages, so these areas might be better suited for flips before too long.
