I have a few tenants who hand me checks for their rent and they tell me their will be no money in the accounts for 15+ days like they are entitled to pay their rent this way.So, last month, I sent a letter to several tenants telling them that they will be obligated to pay a late charge if their rents are one minute late and I told them to read their lease agreement in regards to their receiving a 3-Day Notice To Pay or Quit and our eviction process that starts when they have not paid their rent within the last date stated on the 3-Day Notice.I strongly believe that I have to whip my tenants back into shape (whatever that means).

I'd strongly consider a roof over with a 26 gauge metal roof. 

Strong city ordinances create barriers to entry (opportunity) and thats a good thing IMO.  

Your first deal will likely come from mls but to grow a sizable portfolio you’ll need a strong network.

Rents are strong all over, but the North End will be the most competitive and for good reason.Trevor

Had success with our other STRs and have some strong systems in place.

There will continue be a strong demand for real estate because so much money printed recently and people know that real estate is a good hedge against inflation. 

In 3 years, all of my properties are negative aggregate cash flow (if I include closing costs).
