I have set up my follow-up routine, have my brochure ready, my Probate Case Work Sheet ready, Master Index is ready,  I am at a loss for what to say in my letter to PR as an introduction.

Also, is this strictly for operating mobile homes? 

The landlords routinely end up looking like greedy vultures picking among ruins populated by children of a lesser god that they in turn despise.

I had a client who is looking strictly in those areas because the numbers worked for him.  

I've gotten strict with a notice on the 5th and 10th.

If there were extenuating circumstances on my end and very strict deadlines I needed to meet for one reason or another I would post the notice but I’d let the tenants know that it’s coming ahead of time.

And that "deposit" would be nice.My solution was just be a regular ole landlord and run this rental as a strict business, and encourage the tenant to buy it if they want. 

Look up “strict liability” before you buy this place.

Basically knowing the tenant / landlord laws for your area and staying strictly within those laws is a formula for having a great relationship with your tenants.

Rather build equity first in order to leverage future strictly investment properties.Appreciate the response and wish you luck in your REI journey!
