It’s not as straight forward  as a typical residential deal. 

I think there are a lot of things to consider before jumping straight to an attorney – ultimately costing you more money. 

I have tried loopnet, crexi and other similar portals but was unsuccessful to get a deal , too many big sharks.So I have decided to take the other route where I am visiting properties which fits my criteria and short listing them to get owner info.Now I did make some calls but they are straight away showing zero interest to talk about selling.

If you did live there for 2 years instead of one...It doesn’t matter what the value was whenever....cap gains exclusion would be a straight prostration of the time it was a rental verses the time it was your primary....since it was a rental first.  

Will there be any value add to the property or is this a straight acquisition?

Live in one unit and hopefully eliminate my expenses from renting out the other unit, or at least make my contribution of the monthly payments go towards principal, which is a huge win over my current $1600 rental payments I'm making right now going straight down the toilet.

The ones who succeed in this game are straight up HUSTLERS!

The process seems much less scary and more straight forward once you break everything down into little steps! 

Just call and be blunt about it and ask straight up, "what are you looking for", or do I need a bit more tact?
