Hi, I am curious if anyone has any inside info on the large development going in on White Settlement near Robert's Cut-off.  

Smaller value electrical service was common and there are other issues like steel drain pipes that can be costly (they rust shut unlike PVC).  

I assume 2-3 wouldn't cut it (time-wise), should I be looking for around 5 or so?

Look at your ability to raise rents or charge back for utilities and how you can possibly cut costs.

As the repairs progress, they send out a construction inspector to verify the work, and then cut a check to pay for the work.

One time I forgot a water bill payment and they cut the water off.

Starting with an aggressive grit basically cuts into the floor and gets rid of the finish that on them.

Brand new double garage door/ opener, kitchen cabinets/ countertops, 2 vanities and toilets, vinyl planking, carpet, baseboard, trim/molding, interior doors, paint, stain, new Sheetrock tape/texture hallway, light fixtures, outlets, door hardware, repair 15 holes in walls, redid all copper plumbing from meter to fixtures in pex, electrical issues, blinds, stainless steel appliances, window screens, replaced cracked window, that total also includes $350 paint sprayer and misc tools I didn't have, plus hauling the entire gut job via trailers to the dump... 20k isn't outrageous..

I'm looking to start flipping but keep hearing from people that since self employment tax is so high it cuts a huge part of your profit out.
