My take home pay is about 6500 a month.Its our first home btw. and we plan to live in the main unit for atleast 5 years.

Especially for a rental, unless there’s structural signs of major shifting or an engineering report on recent changes to the foundation I question if you really need to spend money on that.

Currently, my main bottleneck is going through hundreds of leads to qualify them before I spend the time running numbers; it would make my life easier & the business a lot more efficient if I had a VA who I could train to go through/qualify the leads for me so I can focus on the valuation/reaching out to homeowners.

If the tenant defaults on the payment plan agreement than you can go back to court.

Will you be spending enough to make this its own asset and depreciate it, or will you be able to just write off the total on your tax return in one year. 

Also, if you haven't completed your estate planning yet, if you own real property, now may be a good time to consider that for your family. 

In exchange for the time you spend on this, you will get to save the fee you would pay in option 2 or 3.

We plan to keep the property forever.
