On paper this reading of the reg is unenforceable but if you have a neighbor problem & the city comes after you using this post hoc application of an old law having nothing to do with STR - someone eventually has to pony up the cash to fight the city.

I found someone, who I trust, who wants to partner up because she has been wanting to invest in this building herself and she wants to bring all of the cash for the renovation, but also wants to split equity 50/50 (or something along that line, maybe 49/51) since she would not realize any gain until we sell. 

I took an excel sheet I found online (from "Tactica") and tweaked it a bit to help track and compare different major cities/ different local cities by taking its population growth, labor stats, and rental stats/ multifamily stock to help someone visualize the different places and see where their next investment could be.

It seems that someone else got to it before I did or it’s overpriced, and I can’t make a profit if I flip it. my goal of flipping 3-10 this year is dwindling and I don’t know how to find the “off market” properties being a small fish in a big pond.
