@Melissa Kirchhoff the amount I charge for the lien generally is based more on the value it has to the buyer than it does to the size of the lien.

Depending on unit sizes, a quick search shows per-room rents of around $450 to $1250 per month along with all of the amenities and other bonuses like advertisements for 1st month free or whatever...that seems to suddenly make a 20 to 50 year old quadplex with something like 2 beds and 1.5 or 2 baths and no fun amenities much less attractive.

I don't believe there is a one size fits all, and what works for one person, won't necessarily work for you.With that being said, generally it is best to have rentals in a LLC, but it is not necessary (key difference between what is "best" and what is "necessary").

Residential manager,, but for your size building you do the math,, say the rent is 900.00 a month, that's $10800.00 a year.. that's $207 a week, or $5.19 a hour for 40 hr week..

Now I give myself some credit for deducing 4 years ago that Charleston was under the radar and the mass's did not move in there because it was more west coast type pricing.. but for fix and flip and new construction its off the charts good.And in portlandia same exact house I built and sold last year ( 27 of them ) for 350 to 375k) I have another 23 I am building this year and the banks construction loan appraisals just came in at 430 to 450 each.. now is that me being a master investor builder or just right place right time..
